By using this site you agree to these terms. If you do not agree, please do not use it.

What this site is

Senior Rated Vendors, LLC ("we", "us") maintains a directory of service providers ("vendors") we have vetted. We introduce you to them. Vendors are independent businesses. We do not employ them, do not supervise their work, and are not a party to the agreement you make with them.

For clients

No charge. Using this site is free. Vendors pay us a referral fee when a job goes ahead. You pay the vendor for the work, on the terms you agree with them.

You choose. We show every approved vendor for the service you need, in no particular order. We do not rank vendors, and vendors cannot pay to appear higher.

What you give us. Please give us accurate details, and only submit a request for someone else if they have agreed or you are entitled to act for them.

What we check. Every listed vendor has been interviewed by us, holds current commercial general liability insurance, and, where the work involves extended time inside a home, holds a current surety bond. We have seen copies of these documents, and we remove a vendor from the site automatically if they lapse.

What we cannot promise. A vendor is an independent business, so we cannot guarantee the quality, timing, price or outcome of their work. Our checks reduce risk; they do not remove it. If something goes wrong, tell us. We will help, and it affects that vendor's standing with us. To the fullest extent the law allows, we are not liable for a vendor's work or for loss arising from it.

Emergencies. This is not an emergency service. If anyone is in danger, call 911.

Check-ins. After you choose a vendor we may contact you by email, and by text if you have agreed, to ask whether they got in touch and whether the work was done. See our Text Message Terms.

Reviews. We ask clients to rate completed work and may publish those ratings, without your address or telephone number.

For vendors

Our agreement with you. Vendors are bound by the Vendor Agreement they accept when they join. If it conflicts with these terms, the Vendor Agreement controls for vendors.

Staying listed. We may suspend or remove a vendor at any time, including if required documents lapse or if clients report a problem.

Using the site

Please do not misuse the site: do not try to break or probe it, submit false requests, or use it to harass anyone. We may block access to anyone who does.

Our content

The site, its design and its text belong to us or our licensors. You may view it and share its pages, but not copy it for a competing service.

No warranty

The site is provided "as is". We try to keep it available and accurate, but do not promise it will be uninterrupted or error-free. To the fullest extent the law allows, our liability to you for anything arising from the site is limited to the amount you paid us, which for clients is nothing.

Changes

We may update these terms. The date at the top shows when they last changed. Continued use after a change means you accept it.
